Construction Management is
a quality control tool for enhancing the delivery of the construction
process. With Construction Management, there is no General Contractor,
but there are multiple Prime Contractors, each being separately
contracted with, and separately bonded. Thus, bonding requirements
are satisfied 100%, by allowing each of the prime contractors to
fully bond their portion of the work. Quality is actually enhanced
for the owner, because the construction manager acts solely as his
agent, with no direct contractual relationships to the various prime
contractors, thus allowing the construction manager a totally independent
role in overseeing and coordinating the work.
Through our recent construction
management experience, constructions cost savings have ranged from
3% to 21%. Louis & Henry Construction Management services begin
with the design development of the project and continue through
the final completion of construction. The following services are
provided:
Direct interaction with the
Architects during the schematic, design development and the construction
documents.
- Prepare preliminary and
final estimates to provide complete cost analysis of the project.
- Preparing Bid Packages
and soliciting several contractors for competitive bidding of
each package of the project. A breakdown of bid packages and proposals
received on two recent projects is attached.
- Administration
of the bid process and review and recommendation for award of
contracts.
- Review of plans
and specifications through local agencies and acquisition of Building
Permit.
- Project Management
through the duration of the construction phase including on-site
supervision, and contract administration.
- Prepare, monitor
and control Construction Schedule and monitor and control construction
costs throughout the entire project.
